You’re under contract, now what? Prepare for your home inspection. I am a small business owner that works with you on a personable level to offer you the quality you deserve. Know what the most common home inspection findings are so you’re not surprised when your home has a missing smoke detector, or some other issue that may indicate safety concerns. Even if you would like a pre-inspection for a punch list before listing to sell I can help with that also.
Specializing in mold inspections I use quality local labs here in North Carolina. Mold-focused home inspections follow applicable North Carolina requirements and industry practices for evaluating residential homes for conditions that may contribute to mold growth. The inspection includes a visual assessment for visible mold-like growth, moisture intrusion, water damage, elevated humidity, plumbing or roofing concerns, and other conditions that may support microbial growth. When appropriate, recommendations may include moisture investigation, sampling, or laboratory analysis by qualified professionals. Mold sampling is not automatically required to determine whether a moisture or mold-related concern exists, and laboratory testing should be interpreted in conjunction with the overall inspection findings. The goal is to provide the client with clear, objective documentation of observed conditions and potential sources of moisture while recommending appropriate next steps when further evaluation or remediation may be warranted.
Remember that a home inspection is a visual, non-comprehensive evaluation of the home. It won’t catch everything and you may need to hire specialists for further evaluation of major systems like HVAC, electrical or plumbing. This will be discussed in the report provided post-inspection. A home inspection is not to be feared. It’s a valuable time to learn about the home you’re about to invest in. I strive for quality, not quantity.
